Land Use and Development Law

When a developer wants to convert existing property, or turn vacant land into a golf course, a new business, a housing development, or any one of a myriad of other uses, a specific process must be followed. In order to proceed, the owner/developer must apply for the property’s annexation to the neighboring city, village or sanitary district. Our lawyers are former City, Village, and Towns Attorneys and are very familiar with municipality laws governing the annexation, platting, and development of a property.

Whether you want your property to have residential zoning or commercial zoning, our firm can help you by working with the local municipality to follow any applicable regulations to get the property rezoned properly. We will also review the property for easements and check for covenants or other subdivision restrictions that might prohibit your type of project.

We will evaluate your project and determine whether standard mortgage financing, construction financing, or special financing will work best for your development. We are also skilled in working with tax increment financing (TIF), and other special financing districts, which may be suitable to assist in furnishing municipal services to your project
